We're working with the folks at ARC on this development and as it came forward last year, there were some some gaps with regards 00:03:14
to the development and some of the funding related to site premise site development to make this a reality. The discussion back in 00:03:21
November was, you know, the, the identification of this gap and then the discussion on how the two parties could potentially work 00:03:27
together to overcome that issue and be able to develop this. We think it's a, a potentially catalytic project up in the Galena 00:03:34
area that could spur on. 00:03:41

The approach that we're looking at right now is one of an acknowledgment that there's limited resources available and so. 00:03:54
The seeking the establishment of of the TIF of that parcel and and potentially looking at some financing alternatives that don't 00:04:02

To be able to overcome other development hurdles in the financing that work is similarly more to a tax abatement. 00:04:15
Through that structure obviously the yeah can't do any of that until we establish a tiff. So this people the first step in the 00:04:25

This also includes I US space as well the 5000 square feet and it's also being funded through the ready. 00:16:21

together to overcome that issue and be able to develop this. We think it's a, a potentially catalytic project up in the Galena 00:03:34

The approach that we're looking at right now is one of an acknowledgment that there's limited resources available and so. 00:03:54
The seeking the establishment of of the TIF of that parcel and and potentially looking at some financing alternatives that don't 00:04:02
